The strong odor you experienced may have been propane from plumbing work being done next door at the Maribou Mansion project. We have no current sources in our building. Maribou Mansion is aware of the problem, is inspecting its premises and will report to us. I have just inspected each of our floors and the garage and the smell appears to be quickly dissipating. If you still smell it strongly, please contact me.

Otis is inspecting the right hand elevator and will take it out of service for a short while. I will inform you as soon as it is back in service.

In the meantime, if you visit another floor in the building, please be sure to watch your step in the stairwell. It was recently mopped and as a result the stairs are quite slippery. We used a new eco-friendly cleanser that seemed to leave a strange residue to enhance the flooring quality. As we adjust to trying new things, please keep an open mind and wear non-slippery soled shoes.

It has been over two months since I have had any reports of either mouse sightings or traces of their presence. Thank you for all your cooperation and attention to this effort.

That said, please don’t ease up in your vigilance. I am starting to notice food (girl scout cookies, candy, etc.) left out in common areas. It’s great to share, but food must be put away in a tightly sealed metal, plastic or glass container to prevent the return of our little friends. Any food left out overnight, even in unopened wrappers or packages, will be disposed of.

We have a number of staffers with severe allergies to scents. For some time now, we have designated the Lower Level, First Floor and Fourth Floor ladies rooms as “SCENT-FREE” spaces. At no time should air fresheners, strong cleaners, colognes or other scented items be used in these spaces. In addition, we have on occasion reminded staff to be considerate of others by refraining from using these same items in the rest of the office. We want to make our offices safe, comfortable, healthy workspaces for all of our staff and tenants and ask your continued cooperation in this regard.

Just a reminder: We have replaced the Purell hand sanitizer in all the restrooms and kitchen as well as placed a container on the main lobby reception desk and the mailroom counter. Please use these regular to help prevent the spreading of germs.

We are also placing two containers of disinfectant wipes in the workrooms on all floors. Please feel free to use these to regularly wipe down your desk and other hard surfaces in your office. Make sure to return them to the workroom when you are finished so that they are available to all.

Please let building services know when supplies of either of these items are running out.

Just want to update you on our on-going mouse challenge:

First, thank you all for your continued diligence if removing and keeping food out of the work areas. This is our number one weapon in combating a mouse infestation and it appears to be paying off. Don’t let up. Remember, no food in your office is the best policy, but if you must keep something, make sure it is in a tough, thoroughly-sealed plastic or metal container. Original, unopened product wrappers are no deterrent to mice.

Our other effort has been to deploy the proverbial “better mousetrap”. This too is working as we initially caught several mice, but have not had a reported sighting of mice or signs in about two weeks. Please let me know if you see either mice or droppings.

We will continue to do everything we can to eliminate this problem and appreciate your continued cooperation.

Just a reminder: The ceramic cups in the kitchen are there primarily for our visitors and guests. Lately, by late morning, the cups are all gone, even when we have no major meetings with outside guests. If staff are using these cups instead of their personal cups, we will have nothing to offer our guests. Please review the procedure:

Each of you should have been given your own, personal Nunyo ceramic cup, or you may have brought your own cup from home. Please use this cup, hand wash it as necessary, and keep it in your workspace. Once kitchen cups have been used by our guests, they should be rinsed and placed in the dishwasher. Rosa will run the dishwasher at night and building services will restock the cups in the morning.

Noise

I know that the noise from jackhammering next door is a continuing distraction as you attempt to do business in our building. As the construction company pours their new footings along our east wall, they are jackhammering any portions of existing concrete that extend into their project. No matter where they are jackhammering against our east wall, the sound reverberates through that entire side of our building. I have spoken to the superintendants of both the general contractor and the concrete subcontractor and they can give me no meaningful estimate of when the jackhammering against our fall will be finished.

For what it is worth, the jackhammering usually subsides around 2:00 p.m. when they begin pouring concrete. To the extent you are able, you may wish to try to schedule any meetings you have, particularly for Julio Pride or the Awesome Avenue Conference rooms, for after that time.

Please be considerate of the need to share the limited space in the kitchen refrigerator/freezer. The freezer section broke today due to the fact that it was so over-stuffed with items. We have 125 staffers who may wish to share this resource, so please be considerate and follow the guidelines below:

1. DO NOT STOCKPILE. Bring in only your lunch for the day so that others will have room for theirs.
2. Mark your items clearly, legibly. If we cannot read your name or date, or if there is no name or date, we will consider the item outdated and dispose of it.
3. Every item in the refrigerator must have a name and date, even condiments, drinks, etc. If there is no name or date on an item, we will dispose of it.
4. This is a limited resource and available on a first come/first served basis. If there is no room for your items, do not force them in. If the refrigerator or the freezer are filled to the point that they cannot function properly, we will dispose of items.
